Is My Realtor Fee Legit? | REALTOR.com? Blogs

Q: I found an apartment on Craigslist and went to look at it! I really liked the place and ended up signing the lease for a year. I had to pay an $1100 Realtor fee just to show me the place,as well as first month($1100) and security$1100). I don?t understand why I was charged a total of $3300.

A: That sounds outrageous to me. I usually charge half the rent to the owner as a leasing fee, not the tenant. But if you agreed to it, then I don?t see what you can do.

A: Wow that is different. I do not know how the fees are paid in NJ. In Oregon, in order to act as a property manager ? we would have to have a separate license and then any fees would be told to you at the time you wanted to see any properties. Did you know about the fees prior to?

A: Dear Hackensack- Real Estate is a monitored profession that requires affirmation of fees and services in writing.

If your agent has not required you sign documents stating the necessary fees and should you have paid in cash the commission, this Realtor recommends you call the Broker of the leasing agent you worked with to affirm legitimacy of the fees.

A: It all depends on the market and where you live. IF Rental units are in demand they will charge the tenant. If there is no big demand than the landlord will normally pay the Commission. The Leasing agent or Realtor does charge a commission either way.

A: You say that you had to pay the fee just for seeing the place? This seems to me either a mistake and you meant that you had to pay the commission to RENT the place. Different states and localities have different rules on this. When I worked on Long Island we charged a fee to the lessee (renter) of one month?s rent. We were required to disclose this to them BEFORE showing them the rental. If you were not given any notice in writing or otherwise about this, you should speak with the REALTORS manager or broker. It?s quite possible that in your area of NJ, this is the way business is done.

A: When you go through an agent to see a home, they usually take the commission off the top. This fee is really the seller?s money that they have agreed to pay the agent. So it?s legit. The seller could pay the agent directly to avoid misunderstanding but usually that?s how rentals through agents work. Hope you are happy in your new home!
